That leads to "hoarding cash" either in a checking account or in equity, because rule #1 of investing is don't lose capital.So I propose an Option D: Invest $100 in something you think is worth $120, but was worth $100 and it corrects to $75; you still get a 6% return, but now you need to pay to add value, which gets you to $100.

So if you have like $80k in debt and $140k in equity, you can use the equity to put down payments on two ~$100k props and even buy a third outright if you'd prefer not to be completely leveraged (you'd still end up with more debt than you currently have, maybe $160k instead of my $80k assumption).

.- Okay, let's assume they do that, not sure why, but let's prentend they do that and gift $17,000 in equity to the buyer, so he can come back and buy more. - The lender is wanting to see either a list of improvements including receipts and lien waivers for the new appraisal of $67,000 to justify the higher price and/or they will require 6 month of seasoning.- If someone knows how to buy, appraise and refi in 30 days, please let me know how.
