I have a HELOC out on one of my properties with Navy Federal credit union and they loan up to 95% for HELOCs.

I'm a Navy Veteran myself and used the VA loan to purchase a duplex here in the Bay Area.

One that a client recently purchased had been built to  have an entry leading off of the far side of the driveway into the guest house; it had a small courtyard in the rear accessible via french doors that was dedicated tenant space and did not provide access to the family's lanai and pool area. 

Unfortunately, it look like I need to wait 1 year cycle prior to launching this business per closing documents with Navy Federal - this is a secondary home loan. 

And if the entity (title co) is out of business.. you just might have been double f*%&$% -- excuse the french.

Caveat: Home needs to be built in 9 monthsContractor estimates 2-6 months.Background: I am a plumber in the navy so I am somewhat familiar with construction.

@Tracy Graham  another option could be add a double sliding barn door/ french doors, or something to that affect.
