I haven't committed either way yet, but I see less exposure with the DOS clause.

My day job is as a certified mold investigator. 75% of my clients are sick in some way as a result of mold exposure. 

Instead, mix a solution 50/50 alcohol & water or vinegar and water.I'm in Calif and the house has a Western exposure w/o shade, so to reduce the heat load, we added a tint to the outer pane which reduces the light transmitted into the room.

But, if you dont have a homogenous portfolio, ie a 1 million dollar commercial building vs 3-50k SFRs, you may want to have stronger protection or separate LLCs because of the unique exposure differences as well as asset loss potentials.  

This may give BP some exposure, too.

Unless I can make the numbers work "properly" I would go for short-term deals with a 6-10 month market exposure.

I remember between March and April of 2009 where we have a very large exposure in to defaulted loans (10's of millions) and what seemed like overnight within those 30 some days we lost 15% of value across our portfolio.  

Selling a loan is as much about sales exposure as real property.  

Your exposure to additional risk is at its highest when you must create value to simply get back to a market value. 

REIA meetings are a great way to get exposure to many different flavours of real estate investing.
