I have a very good investor/friend of mine which I call Rich (Richard) and his wife gets mad at me and says to call him Rick that he is anything but rich (LOL)!

The reason is that heating costs are very unstable here in the US and tenants can use the heat as a way to punish the landlord if they are mad.

With many markets very weak, buyers are in the drivers seat.

Seems certain this speculation is one of the drivers for the increases we've seen over the last 7-8 years.

Imagine what tenants do when they don't pay the heat and when they are mad at the landlord!

Then they will either clean or get mad and not pay rent, once the rent is late serve them another pay or quit notice and file that one with the court house.

She hit the roof and let me know how mad she was at me for buying it anyway after she told me she didn't want to spend the money on it.Today, she loves the property and when it comes up in conversation she refers to it as "ours".

Simply we are saying we will make you an offer quick… As far as the “satisfaction guaranteed” well… you are the first to ask… But I have not had any problems or troubles with people I make offers to… I think the reason is my quick and easy yes or no… I don’t make people wait for days or weeks waiting for an answer… That is what makes people mad.
