Sara,All you need is 10% down and rates are great right now on seconds which are basically a mirror image of primary home rates. 

When I go to my house in the desert near Las Vegas my tablet uses an A T & T phone sim card and when I set my tablet up on a table it is exactly the same as if I was using my desktop while in my office.It the report image.

The City used google satellite images to go as far back as 15 or 20 years to "prove" that all those trees were "missing" compared to earlier pictures.

I really think we, as landlords, have a long way to go to improve our image….. to that end I find  stunts like the above to be detrimental to the long term legal health of being a LL.

If you are OK with losing it all, then we´d recommend you wait to get the umbrella and that you get it when you reach the "I cannot afford to lose this" point.

We will share that we have kept some tenants at under-market rates in the short run recognizing that we would raise their rates to market, over years, and that we´d eventually be made whole.

And we are adding 3000 jobs to the area so I can only image the property values will continue to climb as the demand will continue to weigh against the supply.
