I've heard of mentees who started cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

Show some cherry picked comps and be specific on why the value should be lowered, making sure to site current condition if anything needs upgrades, etc.

Are there any recommendations from anyone who have found certain news sites or data sources to extract data from that has helped them understand the current market landscape in their target area?

that was the issue with the connected investor site.. totally full of scammers. 

All ownership information is public record on every site so the only reason you won't disclose it is because it will prove you are lying or really puffing in your post in order to try to get business.

I have read extensively on this site about coin op vs non coin op and the opinions are decidedly mixed.

You will essentially be buying a pad site so you would have to build new.Also realize what you will pay to insure that in the future as part of your costs

When listing the property I would list on those sites as well as Zillow at a minimum. 

I plan on doing the site seeing before the conference.
