I love this type of question, I would use my free time to volunteer, work on new hobbies, and truly, find more ways to grow my passive income and build different streams of income. 

By being in that circle and volunteering your time and effort, you will learn so much more.

But, I would never volunteer to put myself in their shoes.Going with passive investing isn't a complete piece of cake though, as you will have to educate yourself on the different asset classes, how to do due diligence etc.Regarding investing in the current time: yes this is a moment of great uncertainty.

Second, even if they did happen to see it, no one is simply going to volunteer to be your mentor without knowing anything about you (or even what you look like). 

Hence, for dealing with people, how about going to the Salvation Army, or any near-by charitable out-reach, & volunteering to do whatever they may need done.

I now suggest tenants get insurance, though I haven't volunteer yet to reimburse them. 

And if everybody of there own volition contributed 10-40% of their income to a charitable organization run by volunteers for the administration of social services, yeah, our financial contribution to the greater American good would go a lot further.

I've spent The last 7 days going house to house helping friends and family cut trees out of their yards and off of their houses, volunteering at the fire department, patching roofs, walls, etc. 

I was looking for a way to capitalize on the low interest rates and this is the property that stepped forward to volunteer.
