You may pay $25K/room for a hotel and $50K/unit for an apartment complex or vice versa.  

@Gretchen Roberts  and @Matt Rosas   You are both incorrect on your assessment that you can go negative on stocks but not your home or vice a versa. 

I wised up on my third home when redeploying from Afghanistan and bought a fourplex in Killeen that I lived in before PCSing to the Captains Career Course at Fort Sill (where I also bought a home - though Lawton is not an area I would be comfortable building a significant rental portfolio).

You may like a place that someone else doesn't and vice versa.  

As a vessel captain I knew NOTHING of being a propety owner.

Cash flow is higher for a 3 bedroom vice 2. 

It generally works itself out but it adds a layer of complexity that is less in a single family home: Negotiating a good neighbor fence with the property owner of the rental house next door can be a pain, but, (short of an aggressive s dog in one yard or the other), it is generally less intense than a neibor's bathtub leaking into your unit, or vice versa.
