Hi Bob,If you have had a positive experience like it seems that you have, I'd suggest sticking with your current turnkey provider.8 years is a long time and only having 2 tenant turnovers in that time is fantastic.They have stood the test of time and not many turnkey providers do.Also, why fix it if it's not broken?

electrical upgrades , plumbing,kitchen, roofing, shower, sewer,windows, doors, appliances.. plus I add the first 6month on the loan.My concern is that $18k as leftover in the escrow it should go back to the principal and I only  got  $15K the bank said that the rest is towards mortgage payments… ???

There is some damage to the home (broken doors, nails and holes in wall, bad odor due to not cleaning (and cats I assume), and destroyed carpets. 

Oregon is also an increasingly popular retirement destination, for primary and second home buyers that don't need to have STR permissions, the options and areas to invest are robust, and there is even high demand for upgraded and updated furnished mid term rentals to help off set operating costs.

@Jordan Gregg Id agree with @Darren Sager I think Bloomfield is a smart investment just make sure you market your rental to the right clients and make sure that its upgraded to attract that commuter (don't over update though) I bought a SF that Im going to rent spring of 2019.

The properties condition isn't bad, but does need some upgrading.
