Many sellers are still holding out for unrealistic prices as we navigate a changing market with skittish buyers unwilling to risk overpaying, especially for poor quality.

Looking for some advice on a rather unique situation - I have a buyer looking to purchase a property they fell in love with for $1.75M using a 1031 from a $2.4M property, however the seller is unwilling to accept any contingencies; I also have another investor with ample funds; if my investor was willing to purchase the $1.75M property and turn around to sell the property to my buyer (for a premium)Assuming highest capital gains bracket, in state of TN (I believe only 1% local Capital Gains tax for <1 yr); what sort of resale price would I need to aim for for my investor to net, say $100k for his troubles?

The seller wants to benefit from your work/risk when they were unwilling to do this work or take the risk.   

After trying to negotiate with the seller, you find they're unwilling to drop the contract price.

I believe most democrats believe that the terms of the lease should be followed and if the tenant is unwilling to follow those terms (terms the tenant agreed to) that the owner should be able to make them leave and for the tenant to find a home that permits what the tenant desires but is against their current lease. 

If the guests are unwilling, then all bets are off and I would cancel them.From an ethical standpoint, cancel the most recent reservations.  

The seller said they are unwilling to fix it so I am hoping some experts here can weigh in on my situation.
