RESIDENCE/RENTAL HISTORY1.We will examine the most recent seven years of residence history.2.Home ownership will be verified through the tax assessors office and/or credit report.3.Rental history will be verified through the property owner and/or rental agent. 4.Rental history reflecting any unpaid past due rent, damages or fees will result in denial.5.Rental history showing excessive property damage, excessive noise, or unruly behavior will result in denial.6.Three or more notices for failure to pay rent and/or to comply with the terms of the rental agreement, within a 12 month period, will result in denial.7.A person with an eviction or unlawful detainer on their record may be approved if full restitution has been made.

If we do that, I don't think she'll actually move out before the end of the month, in which case, I will have a good address for the Sherriff to serve her a summons when filing for unlawful detainer.

Anything over 1 month's deposit is unlawful, and last month's rent or any kind of "move in fee" may no longer be collected. 

I know I can take the kids to court, and maybe put an unlawful detainer on their credit reports.

I've since had 2 new tenants move in, but one broke their lease (unlawful weapons), and the other is wanting to get out of her lease due to not feeling safe in the building (related to the aforementioned issue). 

Here's the text:6.USE AND OCCUPANCY:Lessee shall use the premises in such a manner as to comply with all local, county, state and federal laws, rules, ordinances, regulations and codes.Lessee shall not use the premises or permit it to be used for any disorderly or unlawful purpose or in any manner determined by Lessor to be offensive to any of the neighbors.The premises are to be used exclusively as a residence only by the persons named above and their immediate family.

I learned by the police, don't do that either because it can be perceived as breaking and entry or at the very least unlawful entry.

Additionally, in 1958, an International Criminal Tribunal quoted the following, in attempt to clarify the definition of an "unlawful combatant" (as the term is not specifically addressed by the Geneva Conventions): "Every person in enemy hands must be either a prisoner of war and, as such, be covered by the Third Convention; or a civilian covered by the Fourth Convention.

Attempts to collect an invalid or unlawful debt is a real issue for them.
