I regularly get calls from people undertaking large projects that aren’t being done properly or just issues with their contractors completing.  

I have been preparing to purchase my first duplex and plan to undertake an owner occupation role in one of the two units.

It can be a big undertaking, although there can be profit in it IF the numbers are right and IF you have done your homework to know what you are getting into (both big “IFs”).

I know it's a huge undertaking when it covers such a large area.

It is not an impossible undertaking for you, but if the house is in such condition that it may not even be habitable, you might be surprised by the time and cost of renovations to make it turnkey.  

$75k min rehab is quite an undertaking for a first-timer.

First thing's first: visit the property and see if you trust the area enough to undertake a flip here.

This is a big undertaking, but dont let anyone tell you it can't be done!

Best case scenario it's a scum bag lender that you don't want to use, but most likely a scam. its a scammer / crook they have infiltrated all the real estate websites and social media.. the ONLY thing a legit lender would ask for on a vanilla type real estate loan IE not a big commercial project that takes a huge undertaking to spread and underwrite.. 

The more research and experience you can undertake the better.
