Here is why I never understood people buying these $100k properties. 

My owners hired our company for a service therefore it was my duty to ensure that they understood all expenses, repairs, etc.

I was in real estate investing about 14 years before I understood Syndication.

One time Quicken approved my client for $100,000 at a 4.2% but he had a great job, great income and I felt he would do better locally, I got him hooked up with a local lender that understood shift work, shut-downs etc and he got approved for $250,000 at a 2.8%, we are closing tomorrow on his home.

@Owen Rosen understood - I currently have 6 properties not all with the same insurance so maybe I can get a better deal grouping them together.

In the end, they really trusted that we would do the right thing with the house and understood that it would take quite a bit of work, but would leave us with a good profit.

Even with friends (maybe more so with friends), never assume that things are known, understood, or will just work out.
