We're not looking for an immediate huge ROI, but would like enough to cover costs and pay for our flights a few times per year(plus a cushion for repairs, upkeep, etc), while we ultimately wait the 10 years for Tulum to go through its growing pains, and then have a much more valuable property on our hands.Even with this conservative plan, we would still need to locate the right property in the right location that appeals to us and renters NOW and is poised to become more desirable as Tulum blossoms.

I got family that couldn't evict a tenant for almost a year that was extremely painful, and I wouldn't want to go through that.  

So, if the smaller properties are a pain, what do you search for?  

If they don't set it up correctly, they could lose a lot of anticipated income and have to foreclose.Disadvantages to the buyer include, if it isn't set up correctly and the seller dies, ownership may be in question with a long painful lawsuit.

I know generally K-1s with state filings can be a royal pain from a CPA's perspective.

“Why questions” allow you to find out about issues you did not know existed, pain points that you can solve, and “black swan” desires that can net you amazing deals.

@David Cianci, from a marketing side: think about thought leadership campaigns, but also knowing how to define a customer base, develop messaging that resonates with this customer's pain points, and offering a clear solution for them.
