Based on my own rehabs I would focus on Painting, Drywall hanging and repair, Vanity installation, laminate/luxury vinyl tile installation, ceiling fan and light installation, baseboard and door trim installation, window installation.

As for having equity in my properties I have generated tons of it, much when I buy. but unlike ultra conservative investors I "move my equity" to higher paying investments.
