Awesome Colin, thats amazing and very encouraging, I am not remotely where  you are in regard to business but I took risk  a in 2013 and went on my own and you are correct, so many doubting, warned, and discouraged me. 

For asset protection, LLCs are over-hyped - you just need good insurance.Set up correctly, an LLC may give you decent anonymity, so tenants don't know you're the owner and can't track you down to retaliate (happened to my manager). 

I have made a career of telling people no and not worrying about it because it's the correct answer.On the inside, the core value I push the most is family.

I knew it was a unique real estate market .. but sadly all the risks I evaluated were correct.

But hopefully it sells quick this time around.As far as Owner Finance, I have tried a few times but not sure if I am structuring it correctly.
