I have seen as low as 10% and as high as 40% though so if you truly feel 30% is the sweet spot for you, stick to your guns!

One thing a lot of people get mixed up with is capital investment and equity.. if you don't explain this properly the investor may think you are scamming him.

If mixed in with your deposits and reserve funds, you may accidentally spend money you shouldn't have.

I recently consulted on a new build 8 units per entrance, so similar mix, and can hopefully offer some insight.

With that being said I would be careful not to just chase cash flow but instead find a mix of appreciation and cash flow, but at lower leverage. 

The duplexes will be in B-class mix of blue-collar and white-collar neighborhoods with good rental demand and during times of a recession they should hopefully hold their rental price & demand.How does the plan sound?

From the early days we've taught people to use our stock content as a guide... if you're looking to only do PPC, sweet... just add in your credibility and you're set.. no huge need to customize the content a lot because it will convert well out of the box.
