As you have to put your EM up and you have to have legit POF and corp docs and close in corp docs name.so for the average guy wanting to flip or double escrow or whatever this can be pretty cumbersome.based on that we have gotten some spectacular deals.. but again I shop in 12 markets and only 3 are worth the others are not worth it the prices are too hi and I can go to court house steps pony up my cashiers checks and do just as well much quicker without the Brain drain of navigating their system and the FLUNKY closings companies they use..

@Jay Hinrichs One reason places need to cash flow in the twin cities area is that we do not get as much appreciation as the coastline or other larger areas. 

your design,staging and finishing is spectacular.

If it just looks "nice" but not spectacular then $2000/month might be tough today.   

That's when things were spectacular there.

Since 2009 some condos have appreciated spectacularly well  as they were "oversold" in the financial crisis.* Condo operational costs could well be less due to less land, exterior area per entity.

I can predict with 100% confidence any real estate within 5 miles of the coastline from SF to SD will appreciate 100% in 30 years.

Enough for a majority.My question is if control of a street is worth anything and would you pay extra for either control of said street or how much would you value vacant land ready for construction in considering how much to pay for a portfolio of property.The numbers are OK without the 11th parcel but not spectacular.

Maybe make the house spectacular but not focus on yard too much other than cleaning, or maybe, windows arent perfect, but not junk etc....but make sure it has the cosmetic appealNow my realtor hat on...once you've done everything, now you're just chasing price you would like.
