We don't have a team per se just yet, and hence the reach out to this community.

However, if you know and have a relationship with the person/team that will be doing the rehab for you in your absence and trust they have your vision in mind then you are in a better place to start. 

If it goes well, investo more.If it goes poorly, figure out why and maybe you picked the wrong market, the wrong team or the wrong property Class. 

My team and I are property managers for a lot of section 8 owners here and I have been an agent for 20 years.

1. coaching- all of the "coaches" were newbies themselves with about 1 year of experience and about 1 deal under their belts and they always disappear after 2-3 months and get replaced with new "coaches".2. networking- they have a FB group, populated primarily by other newbies. go there to answer questions, and it's likely you'll get other newbies saying "good question". there are lots of newbies hoping to get into a deal, but who wants to put together a team where every single person is brand new with no experience?

I can do the part of finding the off market  properties  through cold calling i already have a team doing so pulling lists finding leads and close on them but for other people not for my self

It’s great to hear you’ve found a co-host you like, but I’d also suggest adding an investor-friendly real estate agent to your team.

If searching on your own is not sufficient, try making a connection with a new real estate team - there are bound to be real estate teams specializing in investor-focused purchases2.

We ended speaking with the owner , changing management teams and after 2 months ended that agreement.

The team of Charissa Napoles the realtor and Robert Mincey at operation tango yankee inc have told me this second property was just a full rehab.
