You never know how much damage the termites have done until you start tearing into walls/floors....can get expensive fast.Location is the only thing that cannot be fixed, and you said this property was in a "really good location". 

Hi @Nathan M kiefer,I'm currently only hosting my sixth guest in NMB, so my input is not as informative or deeply experienced as yours.

Being a 1960s era, it will have everywhere.  6 inch tile floors, hot water pipes, countertops, etc.Would check on that before diving in.

The wax ring could be shot, allowing water (and possibly sewage) to leak out around the ring and soak into the floor.

I’m looking for a list of suggested products (cabinets, flooring, tile, etc) to rehab the interior.

A BIG advantage of these is that we didn't have to fully open walls or run ducting to place heating/Cooling units on both floors.

One great thing is that all the carpeting and floors have already been ripped out.

So shortage of inventory prices remain firm or go up.. in the same time this has gone down a few of my floor planes that were 600k 3 years ago I just sold exact same floor plan for 850k closed 7 of them Quarter 3..

Besides always bringing a good sense of humor I am particularly floored by David Green's ability to explain complex concepts in simple to understand ways.

We will take over the top floor unit February 2025 as our company office space and get paid to reside there.
