Yep texas puts a six month hold. 

I got a call earlier this week from a customer I installed a deck for back in 2002 .

I've done quite a few 1031's and each time I had my three targets already picked which means they were less than two weeks from being signed when I closed on my downleg. 

As best as I can tell on both sites, the algorithm looks something like this:Cheapest price>least restrictions (cancellation, # of days minimum, etc)>Premier/Super host>Review Scores>Most discounts (weekly, last minute, etc)>Regular revisions

I started the tax lien foreclosure and the owner redeemed with about 2 weeks to go.You have to look at each county individually to see;Do they sell OTC liens/certificatesIf they do sell OTC, do they sell OTC all year long or only in a special OTC auctionIn Florida, counties that offer OTC certificates, you can earn the full annual 18% (1.5% per month).

Your credit will only be hit once if the apps are all within a couple weeks, and this will give you the opportunity to make an apples to apples comparison.

Give it a few more weeks...

That does not even include the one or two deals that happen daily or weekly between realtors who know the buyer/seller and make a deal happen as almost an off-market deal.

One closes on their first investment property next week.
