Am I better of just running my own rental comps instead of using the HUD User site?

I would like to know which sites are reliable to do some market research on population growth, and income on zipcodes, and counties in Delaware.

You're not on site or within driving distance and even with a property manager, lots of things can happen. 

@Alan Asriantsagree and I think it's time for every experienced investor on the site to start being honest about cash flow in that THERE ISN'T ANY FOR THE FIRST FEW YEARS.
