I think the Reno, NV market is also “hot” because a lot of Silicon Valley companies are investing in Northern Nevada like Tesla.

If you were in Silicon Valley where it’s 500k+ houses every direction you go I’d say sure, invest out of state, but I would expect there is cash flow not too far away.

(No offense Rob - I've just found that people from Silicon Valley tend to never spend time in Richmond, but usually happy to share their opinion about why investing doesn't work there.. - would be happy to listen to your reasoning behind your statement, although I didn't see the support.

The Peninsula is under assault by SF to the north, and Silicon Valley from the south.  

Ocean  Tahoe  Lala land  Yosemite desert Redwoods , wine country  Silicon Valley SF  it goes on and on. .. 1/3 of the state is federal forest or BLM land  plenty of room to roam.. now if you had to live in Compton or watts I get it .. but if you have money ..

The vacancy rate is 1.67% and CAP rates higher than in the Silicon Valley.
