Not sure if it was the best use of putting 80k on the side lines with no income.. but I ended up with 450k worth of lots .. so gain is about 350k in 8 years on 80k  .. for flipping purposes who knows probably could have done about as well.. for buy hold I think i did better.

With real estate there's a likelihood you're sitting on cash often while searching for a deal, so while each deal may annualize some % return, your total portfolio is inclusive of drag time with cash sitting on the sideline (pros and cons - you may sit on cash until a screaming deal comes along, balancing out your return, or you may sit on cash and never commit and never actually grow your money - another self-discipline issue which you have to factor in).

At least comparing to my peers. 5. self growth, not just skills but just like any successful business, there will be undoubtedly difficult going down this path, but the willingness to push through when things are hard, when things goes wrong, and dealing with each problem with absolute determination to solve it. we talk about a lot that its so important to get our first deal for people that observing on the side line vs actually committing on doing their first deal. same idea here, you can work for a developer for years and wait for the right moment to start your own or you can just build a team around you and just do it. dCons:1.
