I would say if those are the true numbers, the place would have sold instantly already.Purchase of $179k and rehab of $150k to get a value of $735k is almost unheard of.Main red flag is that something else major is wrong with the property.

Is this just too steep an entry fee?

I started to notice some issues early on when I tried to get some new tenants screened and signed up. 

It is common for a property owner to hire an owners rep to perform the services you suggest, but this tends to be larger scale projects where there are more meaningful fees available. 

You should look at AirDNA for information about short term rental in the area.

And if the ARV is higher, or if I can get a LTV at 80%,  it's a win!

The off peak is late winter/early spring (March to May) and we've had no less than 30% occupancy with an average of around 45%.
