As far as the size I think it would depend on the space. 

in 2021 but Looks like they existed since 1906 as CIVIS.I know they partnered with transunion for screening. have you used this service and does it give a decent report?  

Finally- you can eliminate 95% of the troubles and risk by simply having professional and legal screening and management processes, so don't sleep on that piece. 

@Andrew Caton What size deal are you looking for right now?

You have to know how to screen tenants well, know the landlord tenant code thoroughly, know how to send proper notices, when you can charge late fees, what to do if a tenant doesn't pay etc.I can't tell you how many owners have come to us over the years who thought they could manage on their own and got all the way to court, only to find they didn't follow proper protocol with notices or the late letter etc and have the case thrown out and have to start again.Also, are you local to do inspections? 

Thanks for input - He's insisting that because it's a DSCR loan, and because the size of the deal is too small to go into their "Portfolio Loan" product, that it has to be two separate loans. 

These will specify how the land can be used, the size of parcels, and what you have to do to build on it.

Most of these failed deals are being given back to the banks or bid at auction but the average size of these deals is 8 figures.

The way we screen tenants tells us all we need to know 99% of the time. 

I'm interested in learning a bit more about typical vacancy percentages, size of the local population being serviced, reasonable percentage of effective gross income for expenses, etc. as well Peter.Hopefully some experienced member(s) will sound off!
