Yes market seems much different these days on the acquisition side via regular chanels MLS etc. but the upside is if you are able to find right deals ARV's-retail market sales and profit margins are great.

If tenants are leaving tell him you suggest he clean it up and list it to sell as a retail property as it loses money every month as a rental.If you were licensed you could offer your services to help and still be able to make money on the lead you found.

The prices aren't as good as they were a while ago (obviously) but  a lot of the retail buyers are still seeing the inconvenience of the construction rather than the potential.

Buy the house worth $120k fixed up, but don't buy it turnkey at retail price ... buy it run down for $60k, put $20k into repairs to get a nice equity bump right out of the gate.

At this time I would Sell two of my rental houses in order to Buy my friends two houses, on the lot next door, in a bad neighborhood, because I can get them for $30K under Retail, after a new roof and electric.
