Basically, the bathroom has to be gutted and subfloor replaced.

Being an engineer, I am wondering if there are areas[deal analysis,  underwriting,  acquisition, financing, or investment/funding)  where some automation (intelligent insight, reasoning, and decision support) can help you grow the business.

Roof is approx 15 yo. 4 water heaters been replaced in past 5 years. current brings in $5200 month.

If the replacement property has at least as much value in 1245 components, then section 1245 recapture isn't a problem, you can defer the recapture of the 1245 depreciation. 

This was evidently due to a refrigerator that needed to be replaced to stay in compliance for CHMA.

I assume you know how to interact with your architects and engineers.

@Chris Miller history doesn’t repeat itself, but it does rhyme.I remember 2006, and how the fed was engineering a beautiful soft landing and everything was great and home builder stocks and banks and investment banks were THE stocks to own because all the data was pointing to a rosy future.The only data source you would need is the yield curve.  

If it goes down (lightning strike) they can replace it.
