For me being a short term lender we get paid within 6 to 12 months and we dont basically loan to folks we know very well.. and no one is going to want to take title sub to a very expensive HML :). so there is the reality a least for us.

Meanwhile the only properties I've sold were the ones that had really great cash flow on the magic spreadsheet, but in reality they had so many tenant and capex issues that they rarely spun off positive cashflow in reality so I decided to get rid of them despite the ROE and COC being great (on paper).
