I have clients who invest in the SDSU area to students, nearly zero vacancy, because of the demand, proximity to campus and quickly executed turnovers. 

That was first BIG red-flag for me, pitching it all as simple, easy, sure thing, quick turns etc..

If that is a stretch as to your qualifications, I would not recommend this as it would with relative quickness go to the attorneys to move forward with drafting, inspections, title search, etc.
