We are getting push back from the seller about creating a purchase agreement with our lawyer that they would then need to review with a lawyer.

You will want to cover a lot of things in the lease to push any liability away from you and onto the Sober Living company. 

You just kinda know what you need to do to get pushed up in the algorithm 

Our project has been pushed out quite a bit, but as far as I can tell all for legitimate reasons with permitting delays and market shifts.

. - Are you okay pushing more and having to re-lease the unit, or would you strongly prefer not to have to do that and give up more on cash flow- What do you personally feel comfortable increasing the rent for? 

Fairly knowledgeable w USDA rural 502 direct and new to Sect 8 voucher to homeownership processThere is  quite a lot to the process and it does require planning ahead and persistance -but it can be done.

Part of me wants to turn down the application due to the concerns around this criminal history, the other side of it is it is a tough market currently and slow season ahead and insisting on rejecting the application would likely create serious rifts with my property managers (whom I have generally been fine with otherwise) as they are pushing back on rejecting due to criminal history from years ago.  

But that means we have to push this out even further and the longer the issue isn't addressed, the more damage that is being done.

@Michael Brattelli - I agree, quality over quantity, which is why I pushed the quality issue with BP, and that scared them off
