Does anyone have any advice on how to propose seller financing, assumption, or subject to when I go view the properties tomorrow ?

So with that logic, I want the LP to be protected and get paid out a baseline return first, but if the property exceeds expectations I believe the GP should capture  higher returns.With the proposed 75/25 waterfall breakdown suggested by the LP, I feel that I would be under compensated the first 4 or so years and it may not be worth it for me considering the month of labor it takes to furnish the property and the approximately 100-150 hours a year it takes for me to manage the property.

IF you’re willing to give up a larger share of the total profit than you would be giving up with interest on a loan, then what you propose is doable.  

Current legislation is trying to undermine that stability, but with proper guidance (I suggest hiring a good PMC unless you're an attorney and you know all the current landlord/tenant laws) you should do well. $50/month cash flow is fine. 

The initial sketch proposal is for a backyard ADU, probably would be a one bedroom construction.

The RPAWI .org (REIA) trys to counter this as much as possible and work with legislators in Madison, but they follow public opinion.
