I like my agent, she is very active and has been in the industry for over 20 years.

I was an active investor and fully transitioned to a passive investor in syndications.  

If you are going to be active, and have high conviction in a project with a clearly defined entry/exit strategy then using a HELOC is one of the better sources of capital.But, I continue to have my stance that, on average, folks who use a HELOC to fund the down payment for long-term investments will eventually find themselves in a situation where their portfolios drain their personal financial situations, rather than fueling them. 

We are not actively looking to make a deal on the property, well at least not now.

I'd been hoping to not "go overboard" since it's just an owner-occupied house hack in a SFH so it sounds like I *could* keep things simple.This isn't so much about the software but I saw you're active in LA; did you find that the templatized leases via KeyCheck/Rocket Lawyer suited your MTRs? 

Clean, friendly, activity rich and lots of employment driving growth as far as I found.

The LLC has to do the 1031 exchange because that is the tax return reporting the activity of the property.
