If it is a trade you seek as opposed to a g/c or handy man, reach out to local custom homebuilders, the guys doing a few houses a year,  in general they like to promote the people who do good jobs for them.

Listen to everything, take notes and also consider using FIVERR.Com for inexpensive business assistance (promotions, business promotion/marketing, etc. 

There is no self promoting but there are great turnkey providers in TX.

This starts with educating yourself on values, furthering your knowledge base on the technical side, sharpening your negotiation skills, and working on your belief system.

Mistaken Belief that No One Can or Will Watch Them.

I would like add to the question - my going in belief is that my selection process should prioritize marketing/lead generation training since lead generation is the most challenging part of being a new agent.

My personal belief is if you can't at least come up with 5% you should keep saving and learning ...but that's just my opinion...
