While your particular PHA is, I agree, a pretty sorry one, the program as a whole isn't at all in a place of doom and gloom in most places. 

Going to start with that and then make it a larger program as the months progress. 

I would look for good reasons-Loss of job-Health issues-Child medical bills-2-3 years since ch 7 or 13 bankruptcy Discharge, not filedAttitude-wants to be rehabilitated with credit, will enter into savings program and credit repair program,A high earner with no debt has a great chance to get a new loan in 3 to 5 years

Bishop has rental property for this program (and before you toss such descriptive terms around you might consider some of the investors who post here have experience with this program as well as being individually diverse both racially and in their own sexual orientation).Gail

Take advantage of the first look period (Freddie Mac has a parallel program as well).Outside of that, there are a bunch of subscription services...if you are looking for an early jump, Zillow has moderately accurate pre-foreclosure data...I would ultimately recommend ListSource, but it's pricey (my minimum commitment is $1,800/yr)...or try ZBuyer. 

@Jessica Valentin I have been to their program a couple of times and I agree with you.

For those reading along: Check your state program as in Oregon if your tenant or you, as a housing provider, applied for federal funding you can not evict as long as the application is pending Once I read those words, I understood why its taking so long to get the money out - they are protecting the tenants... 

I can program a temporary pass code for anyone that needs access to work on it while I am not available to come and let them in.

Ii've spoken with leadership for the agent finder program a few times and have been told over and over that they are working on vetting agents and clients more effectively, but I have not seen any progress there, but I do see them regularly soliciting more agents in my market to sign up.
