Ideally, I would like to buy a 2-4 unit, but I'm not closed off to a single family and renting out the rooms.Any advice would be greatly appreciated!

The only piece of advice that I would give is that getting a STR to market is death by 1000 cuts.

Hey @Dan WardWould love to give you some advice , those are my primary markets as an investor and agent helping others. 

When it comes to rude and abusive tenants, I'll deal with them on a professional level during their tenancy, but when it comes to renew, BYE BYE.

Short of coming here and meeting face to face with them and come to a couple local REIA events to discuss, for those who are remote I would suggest getting into some of the NE Ohio REIA facebook groups to get some advice from locals.   

I have been reading Brandon Turner's "The Book on Rental Property Investing" and have learned a lot but I wanted to get on here and ask for advice from everyone.
