Cash flow makes the journey easier and gives you the returns you are looking for quicker but it will take years for your cash flow to produce enough excess to purchase additional assets.

As mentioned areas like Harlandale and Mission San Jose are relatively safe and will produce good cashflow.I dont really like the Southwest quadrant of the city near Lackland AFB.
