During my due diligence I would get more accurate estimates and renegotiate price.If the preliminary analisys went well I would put a plan for financing which would include a good chunk in from me and possibly partnering.

One of the responses simply said to estimate from $20 to $35 a square foot and use that number for preliminary estimates.Keeping that in mind if there isn't enough room to add that number to the purchase price and still cash flow or sell value added then consider offering less but list the repairs that'll have to be done for "safety" reasons.

:/ If your not real familiar with understanding and reading easements, and a lot of agents aren't either, then you might consider sitting down with your title agent (or get the listing agent to provide you with the title company they intend on using; s/he may already have a preliminary title report) to get help in understanding the easement/issues.From the photo it looks like the white road would service the property.
