keep going after it. run lots of numbers and do a lot of underwriting. feel free to reach out at any time if you need help in your market. these properties that are 3 units are rented and then a cash out refinance that not only makes money but returns full capital to the investor on DSCR loans similar to the interest rate you mentioned above. 

it is the most powerful way to get started in investing, period, full stop.hope this helps

As for the areas to target, my goal in getting our feet wet as real estate investors--and since we plan to be living in Sac--is to find a property we can live in while renting out one or more units to help cover our housing expenses, which we can then hold and continue to rent out when we move.

I have had to use the RA 3 times in 3 years and every time it has help up to scrutiny and has allowed us to collect for damages, remove people breaking rules, etc.

I actually went to a REI meetup yesterday, and I was able to find a lender to help me out.
