I have been investing for 4 years and have tried both local and national banks and haven't had any experiences to write home about.

While I’m not a newbie, I own two condos as long term rentals, I live overseas and thus my real estate experience is overseas.

You don't need to know everything to get started; you need a foundation to build on, and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

I don't have that experience or too much knowledge outside of my own research.

From my experience the first team member to recruit will be a local Project Manager-someone who wants to help you long term as your eyes in the field and boots on the ground. 

My advice would be to start small with your first deals to gain experience before scaling up.

Not having experience qualifying prospects I would think that the leads you would get from here, if any, would be..... challenging. 

Those deals are rare and starting off with such a good experience is amazing. 

One of our parks is 60% POH and in my experience the only way that park pencils as well as it does is to get through all the major repairs, get the homes 'right' and then keep them 'right'. 

Based on my experience of running properties, even if the build were to cost you as much as $600k but you could generate $125k/year, you'd be very happy with that investment.
