Do you mind me asking about how much it cost to repaint the cabinets, put the tiles up underneath the cabinets and switching out the counter top?

Where we spend different amounts of money is the fit and finishes (windows, appliances, counters, tile, cabinets, fixtures, etc).  

When the seller counters however, how do you determine where your line is that you don't cross?

They needed the house, she was expecting and so we countered, they came up with some additional cash so we ended up about 9k less than we originally had wanted.

All kitchen counter and bathroom surfaces need to be completely empty and clear.

Do you want that call in the middle of the night when a pipe bursts?

Most have original cabinets and counter tops. 

Thanks @Brent Coombs - I made adjustments as the deal was countered, and its looking more like a negative cash flow now.  

The sewer drain pipe from the washer runs outside the home, and connects around to another point under the house, due to the lack of crawl space.
