As far as getting best rents, I've seen professional photos make a huge difference and depending on your local market placing it all the typical property sites like Zillow, Trulia, etc.

These are often either free or have a small membership fee or a nominal cost and you can meet great people and often source some great deals and get the names of good connections at these types of meetings.

Theodore - I don't recognize the color, but I would send the photo to a couple of "big box" stores and see what they suggest.

In fact, this and modifying the main photo to show a dog has had a positive impact on our bookings. 

You'd just be throwing good money after bad trying to collect a nominal amount like $12k from someone like this.

Take photos of the condition of the place when you do the inspection and any problems.

Things seem a bit fishy and some yellow flags that I always see on websites like this one that are possibly either scammy/fraudulent or, at best, just brokers without direct access to capital, are things like:  - All stock photos and not a single team or officer photo - Range of loans that are super small ($100 was listed as payday loan in the FAQ) all the way up to $30M.

Long story short, you have a credit card for of $10,000 - the CC company then forwards you the money in a check at a nominal cost of ~3% of the total amount (ex: $300 on top of the $10,000).
