if it's a fancy paint job it would be no big deal for someone to redo, but if they're tiles, and they don't like it- well, that becomes an issue.)Also- those chairs that I see peeking out of the dining room are totally at odds with the style of the room.

Guess that was my penance for taking an unauthorized peek.:) Some day I'll tell you my squatter story, but for now...think I'll keep that one behind " lock & key " Thanks again Aaron for your views on the lockbox quandary & seriously, now in my 50's, the thought of seeing myself crawling through a dirty window possibly falling onto a nasty,stinky ,bacteria breeding carpet remnant scares me as much as the thought of who might be taking up temporary residence on that nasty, stinky....

You know know exactly what repairs need to be done (if any) and you can simply close the blinds or cover up your windows so other investors aren't trying to peek in and preview it.

Ok, here's my two cents worth...if you're torn between the two, which is what it sounds like, meet with each of them separately.I had one potential landlord come to my house to get more "info" for the application, if you can peek inside their house, you can see how they live; or where ever you meet them, have one other person with you that can "wonder off" and look inside their car, a landlord once told me that their house most likely with be as clean or dirty or maybe just clustered, as their house is.
