Honestly, though I feel most banks and lenders want to have performing notes and if you look good on paper, then they probably won't give you much kick back if you qualify.I hope this helps and thank you for reading!

The paper towel roll doesn't need to be photographed.I think only show one bocce ball photo and leave out the evening bocce ball picture completely (you can't tell what it's showing and it's confusing).

what you need to do is buy in better areas where the price points are higher and the returns are risk adjusted.. that means paper returns are less.. but you know investors they tend to not think about tenant risk and go for the highest returns on paper..
