I find that interior designers make the best "contractors" versus a full blown builder.They value engineer better with paint and flooring, and perhaps some cabinets.

Curbio kept emphasizing it's a small project, it's mostly paint, it can be done in 4 weeks.  

If you have the bandwith, adding bedrooms/bathrooms or a new HVAC can significantly increase ARV.First-timers often over-focus on minor cosmetic changes like new paint, luxury upgrades that aren't necessary for the area, and personal preferences that don't align with market trends.Let me know if you have further questions.Good luck!

As soon as we took possession, we painted the top unit and switched out light fixtures + outlet covers.

Holding on to it with painting of the interior and upgrades to countertops to be granite.

The place we are looking at is in desperate need of new floors, carpet, paint, etc. all throughout the home.

Fresh paint and new entry doors finished the house off and had it ready to rent inside 30 days.

Paint was a year old in great shape when she moved in and she was here less than a year.

People still want to live in these areas but it may not be easy for them to qualify for a mortgage or the banks may not want the particular property on their books because of peeling paint, loan amount, etc.

From the photos I see on the listing, it looks like it could need:-Removing wall paper and painting-Kitchen remodeling-Removing carpet - replacing with hard wood floors- Not sure about bathrooms (no photos )Note:Roof was replaced 2018 so that is good.HVAC is newWhat do you think?
