They risk their commission if they do not execute one.  

What is your risk tolerance, and are you ok with properties that need work, or do you want turn key?

You’ll make more than leaving it vacant and you’ll mitigate the risks of leaving it vacant or having to deal with tenants.

But if you can find an investment that pushes out beyond the next 2 or 3 years into a  “different” financial environment you might have a better risk reward return. 

Highlighting the strong profit potential and taking measures to address any concerns about costs, scope, or holding risks will make this an even stronger pitch.

For insurance in South Florida, I’ve heard good things about companies like Citizens and some specialized providers that focus on high-risk areas.

So there is huge risk expecting the 15 year limit to be reality.  

This was in a middle class neighborhood and I get why that is less risk however with apartments increasingly including laundry, I would imagine demand lessening in that location. 

However, planes of that era couldn’t stay aloft on one engine for long, doubling the risk of crashing into the Atlantic Ocean without any added benefit.
