If you can’t do a 1031 to a non-income tax state, figure out a year when you will have lower income and tax rates ar as low as possible.

They are often located in desirable neighborhoods and are close to good schools.

The location is ideal, as it’s situated in a neighborhood that permits short-term rentals (STRs), making it a great investment opportunity.

Now all taxes are based on a super low rate you can’t fight. 

If you approached them in a way that you had a solution to the eyesore in their neighborhood they would be very receptive to talk and perhaps share contact details about the home owners son if they have them.

Every Market (Detroit) has a series of Micro-markets (neighborhoods) of which they are all different in cost, value, cash flow, rents, etc... 

Yup for most of the Usonians the loads of wood used is cost prohibitive now and hard to source.However, I thought about this one as an example of a build with simple materials (steel and concrete block) that are not in themselves expensive to source that can achieve a beautoful design (with great effort of course by designer and builder) at low cost and scale.

When I looked at prices recently they look like they've gone up quite a bit but I know they vary a lot depending on the neighborhood. 

I feel I'm on the low end, but my COC return a year later is roughly 14%.
