They do not mention you will be miserable for 30 years, the million will not be worth anything close to what it is today because of inflation, etc.So you followed some guru who got rich off of you selling seminars and books etc. and you got ahead a little bit.

I do share you angst that folks are being harmed by a reenforcement mechanism that does not allow them to take the plunge to provide for themselves but at the same time I see the value in stability a large portion of folks you describe would fail miserably if the carpet was pulled out from under them.

In addition, beyond the costs of platting, survey plat, CC&R's (condo declarations, hoa creation) you may have some additional water tap fees and requirements for fire separation.An HOA for two units is not only difficult, it's miserable for the new owners when there's not a majority to make decisions on maintenance.
