To the folks that say that training, education, mentoring, and masterminding is not worth it, regardless of who is selling it, you are downright wrong.

These “mentors” suggest methods that are DANGEROUS in the hands of the inexperienced, unknowledgeable, and under capitalized.  

So being ready to move fairly quickly and having most of your ducks in a row is advisable.One of the most helpful factors in this whole journey was having mentors who helped me through the whole process.

When I started, I had a mentor who would help me broker those deals because he had a lot more experience.  

Nothing is free and if you can force yourself to educate yourself for free that's good, but what is it worth to have mentors that will actually answer your questions and steer you in the right way, also experienced investors that you can bring your situations to and get help.

I'm current a junior in college and majoring in business marketing.

A follow up on this: do you all have mentors that you go to before making big R/E decisions? 

An HOA lien acts as any other junior lien, except for any overages from a first mtg foreclosure/sale.

Go to meet-ups, keep in the forums, find a mentor, read the books, etc.Real generational wealth is built for the long-term. 

I would love to find a mentor who can help teach me the ropes and learn from.
