@J Scott  one of the very poor act of timing vis a vi the melt down.. there was a very well to do MUlti family investor here in PDX... they had very nice equity and cash flow..

I am not sure about a big bubble type melt down.. as so much of the inventory got bought for cash.. and or even if its leveraged basis are much lower than the last go around.I think the one's that jumped in like we did in 09 and 10  will just reap the benefits on the exit.

The risk revolves around uneducated and inexperienced investors buying apartments at today's prices on the advice from the real estate agent (with an ulterior motive) thinking they are going to turn them into condos and sell them all off before the market melts down.

I know nothing about roofs.... so it's unclear to me if the tar / gravel layer would do anything to stop water damage from the melting snow.

It was a biblical melt down in those days and those that bought 3 to 4 years ago are sitting pretty no doubt.WE sold out to a hedge fund last Oct.. can never go wrong when you make a profit.. deals are like steet cars one on the next corner

But, it is not 100% accurate on either criteria, but it is very good at taking big data and melting it down to a good, workable list and we buy houses from it every month.

It's best to get it solved now obviously because when the spring melt hits the water will be coming into the basement if it's not properly taken care of.
